We've worked with several general contractors on their personal homes. Why? Because they value what we do and know the extra 10-15% in services for an Architect will add more than that in value to the building and for the cost to prepare and obtain permits for the work. The contractors we work with handle the permits by trade (ie. plumbing, electrical, roofing, etc.) and subsequent inspections with their subcontractors, all of this happens after we pull the building permit* (*after entitlements from planning, if your'e expanding out or up).

Our design process starts with initial consults with the client to understand their needs and vision for the project. If we are a good fit, we will send a proposal and set a start date for the project along with an approximate timeline and scope of services. We then create a concept design and work with the client to refine the design until it meets requirements. Once the design is finalized, we prepare detailed drawings for permitting and construction. We believe in a hands on approach - engaging project stakeholders and team early - and stay engaged throughout the process from design through construction observation services.

To strategize an approach (typically 1 or 2) for your project based on synergy of several overlays (zoning, site conditions - including access for construction - budget allowed for project investment, balanced with non negotiable and desired programmatic elements). Each project and client is unique. As a professionals, our goal is to empower clients to proceed as effectively as possible armed with the information they need to make the best decisions for their project.
