We've worked with several general contractors on their personal homes. Why? Because they value what we do and know the extra 10-15% in services for an Architect will add more than that in value to the building and for the cost to prepare and obtain permits for the work. The contractors we work with handle the permits by trade (ie. plumbing, electrical, roofing, etc.) and subsequent inspections with their subcontractors, all of this happens after we pull the building permit* (*after entitlements from planning, if your'e expanding out or up).

For this reason, our initial set for permitting will be lean as we rely on our engagement during construction to work with the contractor to detail and parse out the specifics once concrete and rough framing, plumbing and electrical are laid out (ie. interior elevation drawings, etc). This allows us to move quickly and produce details with real time information in parallel with the work. It allows for more effective and often faster team work and delivery.

Our design process involves an initial consultation with the client to understand their needs and vision for the project. If we are a good fit, we will send a proposal and set a start date for the project along with an approximate timeline and scope of services. We then create a concept design and work with the client to refine the design until it meets their requirements. Once the design is finalized, we prepare detailed drawings and specifications for the permitting and construction phase. We believe in a hands on approach - engaging project stakeholders and teammates early - and stay engaged during construction.

We value the work of everyone on the team and collaborate with team members at all levels. Working with the contractor and subs onsite to determine the most effective approach to achieve the desired aesthetic and functional goal. We take a hands on approach and believe in cross collaboration across trades, early and regularly. By creating space for installers, skilled craftspeople and subs to share feedback and suggest alternative methodologies for execution we are able to achieve the same, or better end result for our clients.  

We collaborate with local fabricators and suppliers to leverage history and relationships. materials sourced locally benefit the client, installers, contractor... everyone wins... it allows for tailored solutions at a reasonable investment.

To strategize the optimal approach (typically 1 or 2) for your project based on synergy of several overlays (zoning, site conditions - including access for construction - budget allowed for project investment, balanced with non negotiable and desired programmatic elements. Each project and client is unique. As professionals, our goal is to empower clients to proceed as effectively as possible armed with the information they need to make the best decisions for their project.
